THE ADVANTAGES OF BUILDING 1:

HOUSING BUILDING WITH THE FIRE STATION IN THE GROUND FLOOR

• The location is in the Sunny Hill neighborhood along the “Agron Rahmani” street and next to “Bahri Fazliu” street;

• Surface of the parcel: 7,000 m²;

• The land is owned by the Municipality of Prishtina;

• Construction surface: approximately 15,400 m².

 

THE ADVANTAGES OF BUILDING 2:

SHOPS, UNDERGROUND GARAGE AND PUBLIC SPACE

• The location is in the Sunny Hill neighborhood next to “Agron Rahmani” street and along the “Bahri Fazliu” street;

• Construction surface: approximately 5,000 m²;

• The land is owned by the Municipality of Prishtina;

• 100 parking places in the underground garage

 

MINIMUM REQUIREMENTS ARE:

• Construction on the surface of ~ 20,000 m²;

• Construction of the fire station;

• Construction of housing building;

• Construction of the underground garage up to 100 parking places;

• Shops can be proposed for the ground floor or on the floors a part of a housing building along the “Bahri Fazliu” street on a set distance from the neighboring building;

• Space for recreation and sports accessible. From 40 to 50% of the surface to be used for green space, playgrounds, sidewalks as well as a possibility of interconnection between two proposed locations;

• Public space can be developed over the garage and on a leveled part of the shops roof enriched with greenery.

Scope of the Project: Land Grant, public property, in long term use – over 15 years

Capital expenditures: 8-10 million €

Project financer: Only a private sector investment

Next step: public competition (I quarter – 2017).
